We will be opening Tuesday February 26th to appeal your property tax assessments for 2019. David J. Avila Assessor’s office will be helping with appeals until March 26th; however you can still file online with the Cook County Assessor’s office until March 27, 2019. We will also be having two Property tax assessment appeal workshops on Wednesday March 20 at 5:30 p. m – 7:00 p. m at the Berwyn Police Station Community Room at 6401 31st street. Also, Thursday March 21 at 5:30 p. m – 7:00 p. m; location T.B.D.

The Berwyn Township Assessor's hours will be our regular hours as follows:

Monday – 9:00 a.m. to 5:00 p.m.

Tuesday – 9:00 a.m. to 8:00 p.m.

Wednesday – 9:00 a.m. to 5:00 p.m.

Thursday– 9:00 a.m. to 5:00 p.m.

Friday – 9:00 a.m. to 2:00 p.m.

We will work on appeals for lack of uniformity, overvaluation, incorrect property description, purchase price, and uninhabitable property. If you believe the Cook County Assessor’s Office has the wrong square footage in their database, our office can contest the square footage for you; we will need your plat of survey.

We will also make sure you are receiving all the exemptions that apply to you and check if you are eligible for a refund for prior years.

Please contact our office for an appointment to appeal your property assessment. Walk-ins are welcome, but keep in mind that appointments will be priority.

We are still doing our “Socks for our Servicemen Program”. New socks donated will be taken to the Annual Winter Standown held on the Northside of Chicago.  I volunteered in my first Standown Three year ago and it left a great impression, especially as a son of a Vietnam Veteran.  Since, the first Standown in 1993, this 3 day event has provided medical services, housing opportunities, employment assistance, food and clothing.  This event is geared toward the hundreds of homeless veterans and veterans that need a helping hand. So, when you stop by, please drop off a brand new pair of socks if you can, thank you in advance.

Due to the expected severe weather the Berwyn Assessor office will be closing early on Tuesday, January 29 at 5:00 pm and Closed all day Wednesday, January 30. Normal business hours will resume Thursday, January 31 at 9:00 am. Be Safe and Stay Warm.

Board of Review Decision Letters

Hi Everyone,

As you can see (from the picture), like many of you, I was denied a reduction on the assessment of my home.  After further review, I feel like I am being assessed fairly, and will take no further action.  HOWEVER, if you feel you are still not being assessed fairly, there are still options for you.  You can use the comparables you have and appeal to the Cook County Board of Review PTAB Board, and you may hire a lawyer for this process.  Also, if your mortgage company or bank asked you to pay more into your escrow, like mine did, you may ask them to spread that payment out over 2-3 years.   i have talked to many banks in the area and they said they are willing to spread out the one time payment that is being asked. I also wanted to let you know that I met with Cook County Assessor Elect Fritz Kaegi this past Saturday morning.  We had a good long talk and I see many progressive ideas coming.  I see positive changes and improvements to issues that have plagued the Assessor's Office for decades.

I was also encouraged that he is going to advocate for a reform on the way our schools are funded.  He agreed with me that we need to change how we found our schools.  As I have spoken about many times and at a recent school board meeting, we need our General Assembly to stop putting the burden of funding our schools on homeowners and do what most states do to fund their schools.  Michigan for example, went from 60% funded by homeowners to 20%.  We also talked about incentives for landlords to rent out their vacant storefronts to bring more property taxes into the community and lessen the burden on homeowners. I look forward to working with Fritz Kaegi in the future and I remain hopeful for the future of Berwyn Township and Cook County.

Meet Assessor David Avila

David Avila is a lifelong Berwyn area resident. David graduated from Morton West High School, and attended Morton College before receiving a Bachelors’ degree from Western Illinois University with Masters classes. His wife Malisa is a nurse at MacNeal Hospital.
